Asking prices for serviced plots along the Ibeju-Lekki axis have climbed steadily since 2023, with the steepest movement recorded on parcels within a few kilometres of port access roads.
Agents point to three drivers: the deep sea port reaching operational volume, the refinery's supply chain settling in, and road works opening previously inaccessible land.
Analysts caution that headline prices mask a wide spread in title quality. Parcels with registered titles trade at a substantial premium to those offered on receipts and family agreements alone.
The ongoing Lands Bureau audit is expected to sharpen that gap further as buyers become more cautious about undocumented holdings.
