With three campuses within commuting distance, Epe town's rental market has shifted toward student sharing, and rents on small units have risen faster than on family houses.
Some landlords have subdivided compounds into single rooms, a conversion that community associations say is outpacing water and sanitation capacity on older streets.
Residents are divided: rental income is welcome, but complaints about late-night noise and refuse have grown.
The local council is drafting a lodging registration scheme covering occupancy limits, sanitation and fire safety.
